David oversees all phases of SSV’s real estate activities and plays an active role in the firm’s investment, development decisions as well as the day to day operations of projects. David has over 20 years of direct experience sourcing, structuring, entitling, developing, managing, leasing and disposing of commercial real estate.
Prior to founding SSV, David worked for Hines Interests for 8 years. He was a key member of the team that completed numerous, successful projects throughout Southern California including the renovation of 10100 Santa Monica in Century City, the re-leasing of Wilshire Rodeo Plaza in Beverly Hills, the renovation of 600 and 626 Wilshire in Downtown, the re-leasing of Manhattan Towers in Manhattan Beach, the successful development and repositioning of Lantana Media Campus in Santa Monica and 2211 Michelson in Irvine. In total, these projects total over 2 million square feet and $400 million in value. Institutional capital partners included the State Board of Florida, AEW, GE Capital, Crescent, and a variety of Hines commingled funds. David began his career as a commercial real estate broker at Cushman Realty Corporation completing over a million square feet of lease and investment sale transactions.
David has a B.A. in Economics from the University of California, Los Angeles and a J.D from Southern Methodist University. He has two daughters.

Timothy R. Hawthorne brings 30 years of experience to SSV Properties in real estate Investment Banking, Equity, Debt, Structured Finance and Principal Investing. Tim has personally directed billions of dollars in transactions.
In 2009 Tim founded Hawk Holdings, an entrepreneurial real estate investment and advisory firm focused on value add investments in residential and commercial real estate throughout the Western United States. The firm found opportunities through Tim’s extensive background in identifying prime real estate, structuring capital and executing business plans through all stages of the real estate investment cycle.
In 1999, Tim co-founded Buchanan Street Partners (BSP), a national real estate investment management firm with headquarters in Newport Beach, California. The firm manages commingled and separate account real estate funds on behalf of institutional and private investors. These discretionary real estate funds are invested in real estate projects through their innovative investment products which include mezzanine debt, preferred equity, structured debt, JV equity and note purchases.
Tim holds a bachelor’s degree in business economics from Westmont College in Santa Barbara, CA. He serves on various non-profit boards and is a California Real Estate Broker residing in Newport Beach, California.

Fred is responsible for directing the accounting and financing activities of SSV Properties. Fred is a CPA with more than 25 years of experience in commercial real estate.
Fred began his career at Price Waterhouse. He then worked for 5 years as a senior internal auditor and chief corporate accountant for Masco Corporation, a Fortune 500 Company. For the last 25 years, he has served in senior financial positions with various real estate companies. He served as Controller and later as the Chief Financial Officer for Shuwa Investments Corporation, a private real estate company with $3.2 billion in assets. Shuwa primarily invested in trophy office buildings located throughout the United States and England.
Later he served as the CFO of Bright Development Corporation, a residential and multifamily developer in California and Nevada. More recently he has served as the chief financial officer for EVOQ Properties, formerly known as Meruelo Maddux Properties. EVOQ was the largest non-governmental owner of land in Los Angeles and developed high rise apartments, condominiums and industrial projects. EVOQ is a public company that at its peak had a market capitalization of $1.0 billion. While there, Fred raised $450 million in common stock proceeds for the company’s successful initial public offering. He also guided the company as it transitioned from a private to a public company. Fred automated and streamlined the cash management, financial reporting and other critical processes to ensure compliance with SEC reporting requirements and SOX guidelines.
Fred is a graduate of Brigham Young University with a B.S. in Accounting and minors in English and Spanish.
